However you can find Villas in Seoul for 0.8-1 million KRW per month and a deposit fee of 10-30 million KRW.

Goshiwons (고시원)

Originally, Goshiwons were conceived as affordable student housing solutions. However, they have since transformed to offer compact and cost-effective options for a diverse group of individuals seeking houses in Seoul.

Features and Amenities:

  • Room Size: Generally compact, Goshiwon rooms offer up to 39 square feet of personal space.
  • Facilities: Despite their small size, these rooms come equipped with basic amenities including a bed, a desk, and occasionally facilities like a private bathroom, a fridge, and a TV to ensure a comfortable stay.

Budget:

  • Rent: One of the most attractive features of Goshiwon is its affordability. Rents start as low as 400,000 to 500,000 KRW per month in Seoul, and there’s NO deposit required.

Types of Goshiwons:

  • Goshitel / One-room-tel: Depending on room types, some rooms offer a private bathroom, while others provide a communal bathroom. Many Goshi-tels or One-room-tels also include amenities like rice, kimchi, and instant noodles (Ramyon)
  • Hasukjip: Perfect for those who prefer a communal living experience, these have shared spaces and feature the comforting presence of a caretaker.

Terms of Service:

  • After completing the request form and payment, we will assist you in finding house and facilitate negotiations with real estate agents
  • If a contract is not finalized, 50% of the payment will be refunded.
  • At the time of signing the contract, the Real Estate brokerage fees for the agent are separate and additional.

Cancellation Policy:

  • Cancellation 48 hours before booking date: 100% Refund
  • Cancellation within 48 hours: 50%

    100% would recommend this service to anyone looking for housing. Elin and Jae were amazing through the whole process. Finding and contacting listings and agents, constant communication of change in ability of the places. On the day, they arranged all the visits and looked at places with me with a neutral eye. They pointed out, remembered and discussed with me all the positives and negatives of various properties. They were not pushy in trying to force me to take anything I didn’t love. Honestly I wish I’d contacted them sooner, because the process was so much smoother with their assistance!
